Subject: Devcon Group

Devcon Group is a property evaluation and consultation company for buyers, sellers and homeowners. We help people understand what a property is worth, and just as importantly, why.

We started because too many people were handed a figure with no account of where it came from. They were expected to make one of the biggest decisions of their lives on trust alone. We thought they deserved to see the reasons.

Where value comes from

Assumptions we changed.

Seven years of property conversations changed some of our own thinking. These are four ideas we started with, and what replaced them.

R.01 / Comparables

Then

More comparable sales make a stronger conclusion.

Now

Three well-chosen properties say more than twelve convenient ones.

A long list looks thorough, but every weak match dilutes the strong ones. We now spend more time removing properties than adding them.

R.02 / The number

Then

Clients come to us for a number.

Now

Most people come to understand why the number is what it is.

A figure on its own invites argument. A figure with visible reasoning invites a better conversation, even when it isn't the figure someone hoped for.

R.03 / Condition

Then

Condition can be summed up in one word.

Now

"Renovated" can mean new paint or a new structure.

So we stopped accepting labels. We describe what was actually done, when, and how much of the property it affects.

R.04 / Both sides

Then

Buyers and sellers need different explanations.

Now

Both need the same thing: a clear view of what is truly comparable.

The decisions differ. The reasoning shouldn't. Whichever side of the table you sit on, you see the same evidence and the same limits.

About / 03Dev / Hard cases

The properties that make us think harder.

Most evaluations follow a familiar path. Some don't. These are the kinds of properties that slow us down, and what each one has taught us about all the others.

Age vs. condition

The old house with a new inside

The difficulty

The build year says one thing, the condition says another. Neither newer houses nor untouched older ones are a clean match.

What it taught us: never let one attribute speak for the whole property.

Size vs. layout

Same size on paper, different to live in

The difficulty

Matching floor area and room count, but split across levels, with rooms that don't connect the way most buyers expect.

What it taught us: layout is about how space works, not only how much of it there is.

No close match

The only one of its kind on the street

The difficulty

An unusual design with nothing similar nearby. Every comparison requires stretching distance, time or similarity.

What it taught us: when we widen the search, we say exactly how far and why.

Position on the lot

The corner that changes everything

The difficulty

Two street frontages, more light, more exposure, less privacy. The house next door looks identical and isn't.

What it taught us: where a house sits can matter as much as what it is.

Dev / Note

None of these has a formula. Each one gets an explanation.

About / 04Dev / Philosophy

Complex where it matters. Simple where it helps.

Property value is genuinely complicated. Explaining it shouldn't be. We keep the difficulty inside our work and the clarity in what we hand to you.

We refuse to oversimplify

X.01

Why a property belongs in a comparison

Proximity and price range are a starting point, never the justification.

X.02

Condition

"Updated" is not a description. We note what was done, when, and how much of the house it touches.

X.03

The differences between properties

A larger lot, an awkward layout, a busier street. Each one is weighed, not averaged away.

X.04

Uncertainty

When evidence points two ways, we show both instead of quietly splitting the difference.

What you receive

We do keep simple

The language

No industry shorthand. If a term needs explaining, we explain it or leave it out.

The structure

What we compared, what we set aside, where we landed. Always in that order.

The limits

What an evaluation can tell you, and what no evaluation can promise about a future sale.

The next step

One clear suggestion for what to look at, check or ask next.

A note from our team.

If you're reading this, you're probably weighing a property decision, or trying to make sense of a number someone has already given you.

Either way, we'd rather you leave a conversation with us understanding more than when you arrived, even if the answer isn't the one you hoped for. We'll show you which properties we think belong in the comparison, which ones don't, and why.

Where the evidence is clear, we'll say so. Where it's thin, we'll say that too. That's really the whole idea behind Devcon.
